From consult and concept through prep, build, snag list, and handover — a realistic renovation timeline for Jamaica homes.
Week 0: Consult and site walk
A useful renovation timeline starts before the first tool arrives. Week 0 is consult and site walk: Unique Decor reviews rooms, access, existing finishes, and how the family will live during works.
Expect questions about priorities, budget band, and which spaces must stay usable. A kitchen-out renovation needs a temporary cooking plan; a bathroom renovation needs a fallback wet room.
Leave with a written scope outline and a decision list. If you only leave with a verbal promise, you do not yet have a timeline.
Design and 3D concept phase
Design time varies with complexity, but rushing it is expensive. 3D concepts let you walk the proposed kitchen, bath, or living layout and catch clearance issues before demolition.
Lock major selections during concept: tile direction, lighting layout, cabinet finishes, and wet-area fixtures. Late swaps after waterproofing create delays and cost.
Parallel-track long-lead items. Appliances, custom glass, and specialty stone often need ordering while drawings are refined.
Site prep and protection
Prep covers protection of floors and furniture routes, dust control, temporary services as needed, and clear working zones. Good prep makes family life more tolerable.
Confirm parking and material drop points. Tight Kingston yards need different logistics than larger suburban lots.
Photograph existing conditions before strip-out. Documentation helps resolve surprises honestly.
Build and renovation weeks
Build sequencing typically moves from demolition and structural adjustments to rough plumbing/electrical, substrate, waterproofing, then finishes. Skipping ahead to pretty work is how defects get buried.
Expect decision moments when walls are open. Unique Decor prefers those decisions to be anticipated in concept, but site reality still appears — contingency keeps momentum.
Noise and dust are normal; unmanaged communication is not. Weekly photo updates and a clear “what we need from you” list keep the timeline believable.
Finishes and snag list
Finishes include tiling, paint, millwork, fixtures, lighting, and glass. This phase looks fast in photos and slow in reality because every edge shows.
Walk a snag list together: chips, alignment, silicone lines, door swings, and missing accessories. A professional team wants that list.
Do not move heavy furniture back until silicone and paint have cured and floors are protected.
Handover and living-in tips
Handover should include care notes for stone, paint, and fixtures, plus follow-up expectations. Ask how to clean LED niches, shower glass, and matte fittings without damaging finishes.
Live in the space for a week and note anything that feels off — Unique Decor treats early feedback as part of finishing.
